












The existing second-story space functioned more like an enclosed sunroom, with surrounding windows and finishes that made it feel closed off and impractical for everyday use.
The goal was to transform it into a true open-air balcony that could be comfortably used year-round while maximizing the waterfront views.




The renovation began with removing the enclosing window system and reworking the structure to support an open layout.
New decking, railing, and overhead coverage were introduced, while exterior details were updated to create a more cohesive look with the home.
Material selections focused on blending existing wood tones from the lower patio with new, modern black accents, along with replacing the standard gutter system with a more refined European-style hanging gutter.






The finished balcony now functions as a true outdoor living space, open to the views while still protected by a covered roof.
Warm wood tones paired with black railings create a clean, modern contrast, and the updated hanging gutter adds a subtle but intentional design detail that elevates the overall exterior.
